Please do not take any indoor furniture outside. Please return all furniture to its original location at check out.

There is No Smoking in the house. You may smoke in the yard or on the deck only, away from open doors and windows. Please use a container to dispose of cigarette and cigar butts.

Check In / Check Out Time

Please plan to arrive after check in time and depart on time so our cleaning service can make sure the property is very clean for you and other guests. 

  • Check In Time: 4 PM
  • Check Out Time: 10 AM

Accessing the house

  • Limited Parking is available at the house. If you are renting the entire house, you may park five medium sized vehicles at the house. Parking in the lower yard driveway heind the wooden gate is not permitted, and pulling down there is likely to damage most vehicles due to the pitch.
     
    • If you are renting the upper level 3 bedroom suite only, you may park three vehicles on site. 
       
    • If you are renting the lower level 2 bedroom suite only, you may park two vehicles on site.
       
    • There is a large parking lot at the NJ Transit Greenwood Lake Turnpike station, at the south end of the lake. Daytime and evening parking is free. According to the West Milford Police Department, you are "technically not supposed to park there overnight."
       
    •  If there is significant snow ahead of your visit, it may make it difficult to park a car parallel to the wooden gate at the south end of the driveway. If a large snow bank develops, it may only be possible to park 4 vehicles on property.
  • Enter through the black iron gate. Suite A is the top floor unit accessed through the first door on the left. To access Suite B, go down the deck stairs and enter through the first door at ground level.
     
  • After entering your access code and # sign, the light will beep green three times for you to turn the handle and enter.

When You Check Out

Your access code will be automatically disabled at the check-out time. Please depart on time as we may have cleaning staff arriving shortly after to clean for guests checking in that day.

Please complete the following when you depart:

  • Empty trash and recycle bin in roll-away dumpsters near the gate by the road
     
  • Turn off all lights and ensure all doors and windows are closed/locked, especially the French doors opening onto the deck
     
  • Load up dirty dishes and start the dishwasher in upper level unit (soap is under the kitchen sink). Wash all dishes used in the lower level unit and leave in drying rack. Either take with you or throw away any opened, unused food items.
     
  • Return any dishes and cookware to the kitchen they were found in
     
  • Replace all furniture to the original location if you moved anything, including outdoor furniture

Wireless Coverage

Verizon wireless coverage is decent and AT&T is unreliable in Greenwood Lake. We do not know the quality of other service providers.

Wifi Internet & Entertainment

  • The unit includes Optimum broadband Wi-Fi internet service and covers the entire house (and most of the yard). The SSID/network name is LakefrontEscape and the password is posted in both units.
     
  • Optimum cable with the sports package is available at the condo in both living rooms. Press the TV and CBL buttons on the grey cable remote and wait a few seconds for the television to warm up. The cable remote controls the channel and sound.
     
  • The “V” button (upper level) or “Home” button (lower level) on the television remotes will launch the smart TV functions. The televisions should be logged into Hulu and Netflix for your.

Septic System

Lakefront Escape is on a septic system. It is important to follow these guidelines:

  • Do not flush foreign objects down the toilet under any circumstances
     
  • Do not use any anti-bacterial soaps or products. Soaps that are safe for the septic system have been provided
     
  • Please only use the single ply toilet paper provided in the unit

Please conserve water. The septic system has a maximum daily limit of 750 gallons which should be plenty if guests exercise basic water conservation (e.g., shut off the water when brushing teeth, avoid long showers, etc.)

Laundry

  • The laundry room is a shared space that connects the upper and lower suites
    • The laundry room connecting the units will be locked so separate renters can retain their privacy within their unit. If you are renting the whole house, you will need to enter through Suite B the first time and unlock the laundry room doors from both units to connect them.

  • A high efficiency washer and dryer is available for your use. Laundry soap and dryer sheets are provided.
     
  • If you are renting the upper or lower suite only, please use the washer and dryer between 8 AM and 9 PM so other guests are not disturbed.

Heating and Air Conditioning

The upper and lower level have separate thermostats for central heat. The heating system uses hot water so there will be a slight delay after adjusting the temperature. 

There is no central air conditioning at the house. Each bedroom has a window air conditioning unit. Please do not leave the window AC units on when not in the bedrooms as they are expensive to operate.

  • Upper Level 3 Bedroom Suite - The thermostat is located in the hallway between the bedrooms. The bedrooms on the upper level may be a couple degrees warmer than the great room, so you may want to turn the heat down a couple degrees when you go to bed.
     
  • Lower Level 2 Bedroom Suite - The thermostat is located next to the television in the living room.

Amenities

  • You will find in both units:
    • Microwave 
    • Full size drip coffee pot
    • Plenty of dishes, silverware and baking dishes
    • A selection of spices
    • You are welcome to use any condiments in the refrigerator, if you choose.
       
  • Paper towels, coffee filters, saran wrap, and aluminum foil are provided. You will find all of these things in the kitchen drawers/cabinets or in the kitchen pantries.
     
  • Bath paper, towels, sheets, and extra linens are provided in the ottoman on both levels. More items are also in the linen closet of the upper unit.
     
  • Hair dryers are in both bathrooms and an iron/ board are in the upper level rear back bedroom closet.

Trash & Recycling

  • A single stream recycling bin is located in both kitchens. There is no need to separate recycling nor use a bag. Please rinse/break down and recycle all clean plastic, metal, and paper. When the bin is full, please empty the unit in the recycling roll off dumpster (blue top) at the south end of the driveway.
     
  • A trash bin is located under the sink with extra bags. When the trash is full, please tie up the bag and deposit in the trash roll off dumpster (green top) at the south end of the driveway.

BBQ Grill & Fire Pit

BBQ Grills and Fire Pit are available from June 1st to September 30th each year.

  • Upper Level 3 Bedroom Suite - A small Brinkman gas BBQ grill on the deck. The igniter is finicky so you'll probably need to use the long Scripto lighter in the candle fireplace. Please use extreme caution when lighting the grill.
     
  • Lower Level 2 Bedroom Suite - 
    • A Weber Spirit grill in the lakeside yard.
    • A propane Fire Pit is available for your enjoyment. To use: 1. Remove the rock weight and cover; 2. Pull on the handle to open panel and turn on propane- and close panel after turning on propane tank; 3. On the adjacent side- push in the knob, turn counter-clockwise to the flame icon, keep holding knob in and press igniter button. Adjust the flame size with the circular knob.
    • When done with the fire pit: 1. Turn off circular knob and propane tank; 2. Let the fire pit cool completely; 3. Replace cover and rock weight.
    • * If the igniter does not work, please use the long Scripto lighter with extreme caution to light the fire pit.
       
  • You should find a metal grilling spatula in each kitchen.

Dock and Water Activities

  • Use caution on and around the dock. The dock is slippery when wet.
     
  • Please use a flotation device for all lake / water activities. A selection of US Coast Guard rated life jackets are provided in the Boat Room
     
  • Two kayaks are provided for use at your own risk. Please educate yourself and use caution any time you go out on the water.
     
  • In the Winter, please follow guidance from Greenwood Lake Fire Department related to going out on the ice.

Wildlife

  • Please be aware of wildlife in the area. Greenwood Lake is in a rural setting. Ticks, black bears, and rattlesnakes are present in the area.
  • Please do not feed the ducks bread or crackers as its really not good for them.

Exterior Security Cameras on Site

  • There are security cameras on the exterior of the house, so we can protect the property when it is vacant. There are no security cameras inside the house.
